Back in the day when Realtors started to co-op with one another the 6% commission model worked pretty well. In 1960 the average sales price of a home was around $13,000, 1970 a little more than $17,000 and so a 6% commission was a decent living. But as time has gone on the average sales price in the Columbus MLS is now nearly $200,000 but Realtors have not adjusted the commission they ask for which means it now cost the average home seller nearly $12,000.00 in commissions to sell your home…
Now I don't mind making a living but to be fair, us listing agents are spending a lot less time working a deal than our counter parts from 60's and 70's did. Back then when an agent received an offer they literally drove the offer, counter and counter offers back and forth until they finally had a deal done. In today's world everything is pretty much done electronically with emails, PDF's and electronic signatures. So like I said, I don't mind making a good living and I absolutely can do so by charging just 1% in today's higher average sales price and with the digital age.
I know there are home owners who think paying a 6 or 7% commission to sell their home is way too much. Many home owners want to know what they are getting for their money while most agents can't explain why they charge so much.
